Ann Arbor’s University Inn Redevelopment: What East-Side Homebuyers Should Know

A new approval moves the University Inn redevelopment forward. Explore what the Stadium and Washtenaw project means for an informed east-side home search.

A familiar corner on Ann Arbor’s east side is part of a new housing story. For anyone comparing homes for sale in Ann Arbor, the former University Inn property offers a useful example of how redevelopment can reshape the context around an established neighborhood.

What did Ann Arbor approve in October?

On October 19, 2026, City Council approved a brownfield plan for the University Inn redevelopment at 2424 East Stadium Boulevard. The city’s legislative record describes a roughly 4.43-acre site near Stadium and Washtenaw, with a proposed six-story building containing 295 apartments and an additional 12 townhomes. It also identifies planned intersection improvements. The record says the site plan received Planning Commission approval in July.

This is a planning and financing milestone, not an announcement that new homes are ready for occupancy. Buyers should verify current construction status and availability directly before building a moving timeline around the project.

How to evaluate homes near Stadium and Washtenaw

The useful question is how a particular address fits your daily routine. When touring east-side Ann Arbor properties, try the route from the driveway to work, groceries and your other regular destinations. Pay attention to turns, crossings and the difference between a weekday trip and a quiet weekend visit.

Walk the immediate block when possible. A home facing a busy corridor may feel different from one several turns away, even when both appear close to the same intersection on a search map. Consider the rooms and outdoor spaces you would use most, then assess light, sound and privacy from those locations.

  • Separate current conditions from future plans. Photograph or note what exists now and keep proposed changes in a separate list.
  • Ask about the specific property. Review its condition, maintenance history and layout instead of treating a nearby project as a substitute for a home inspection.
  • Check construction information before a second visit. Access arrangements can evolve as a project progresses.

Does more housing determine nearby home prices?

A unit count alone does not establish what an individual home should sell for. Rental apartments, townhomes and existing detached houses can serve different needs. A sound comparison starts with recent relevant sales, available competing homes, condition and features. The redevelopment announcement does not provide evidence of a guaranteed price increase or decrease for surrounding properties.

For sellers, the strongest listing story remains specific: usable living space, documented improvements, parking and the location’s existing conveniences. Mention nearby redevelopment accurately, with a date and source, rather than making promises about its future effects.

Build your Ann Arbor home search around your priorities

Decide which tradeoffs matter before touring: a shorter daily trip, outdoor space, a preferred layout or less maintenance. That makes it easier to evaluate both established homes and future housing options without allowing one headline to drive the decision.
